title by record

A title under judicial or other public record. A land title derived from the state; the title of a patentee of land or the immediate or remote vendee of a patentee. Shaw v Robinson, 111 Ky 715, 724, 64 SW 620. Title by patent from the United States is title by record; and delivery of the instrument to the grantee is not essential to pass the title as in the conveyances by private persons.
